Today’s rental is a one bedroom, one bathroom apartment with shared pool that rents for $600 USD per month.
This property is situated in a quiet development 10 minute’s drive North of San Juan del Sur. From here it takes about 30 minutes to walk to town.
The houses in this development are a mix of vacation rentals and long term rentals. There are also a few homes with the owner’s living in them either full time or part time.
This apartment is newly constructed. It is one of 4 units in the building. It is equipped with solar hot water and air conditioning throughout.

PROS & CONS
There are definitely more pros than cons with this rental.
The shared pool and covered outdoor area is a major perk with this property. Especially given the price. It’s rare to find a rental in San Juan del Sur with a pool – let alone a big fenced yard – for $600 USD per month.
This apartment has a large bedroom with a decent sized closet and a dresser.
It has a good amount of storage not only in the bedroom, but also in the bathroom and kitchen. More than what most rentals in this price point usually have.
The kitchen is well equipped with a coffee maker, blender, pots, pans and plenty of dishes and cutlery.
One negative with this apartment is the small living room. The kitchen is nicely finished – but also quite small – with little space for food prep.
This property’s out of town location provides peace and quiet; something you don’t get when living right in the center of San Juan.
The 30 minute walk to get to town from this rental is not ideal. Especially in the heat – on a dusty road – with no shade coverage. Then there is rainy season (and a road that turns into one big mud puddle) to deal with. Additionally, there are a few unlit sections of road on this commute and therefore walking after dark is not advisable.
Some form of personal transportation is recommended for a stay here.
TOTAL COST TO LIVE IN THIS LONG TERM RENTAL PROPERTY?
The monthly rental rate for this apartment is $600 USD plus electricity. Shared internet, satellite TV and water are included in the rent.
The current tenant’s use air conditioning in the bedroom from 7 or 8 pm at night until 6 am in the morning. Their electricity bill averages around $100 USD per month. Without air conditioning use the bill would likely be in the $20 – $40 USD per month range.
The owner also charges $12 USD per month which is 1/4 of the electricity costs to power the washing machine, swimming pool pump and outside lights on the property.
Propane for the gas stove is also the tenant’s responsibility. A tank costs $10 USD. Depending on how much you cook a tank will last between 2 and 3 months.
Give or take the cost to live here (with air conditioning use at night) rounds up to $715 USD per month.
This home is best suited for a quiet mature single or couple who don’t mind sharing outdoor space with a few others. With this property being out of town it works best for people who have personal transportation.
Based on the quality standard and amenities this apartment is value priced at $600 USD per month. It is the perfect rental for those who prefer luxuries over square footage.
