Today’s rental is a 4 bedroom, 3 bathroom home with efficiency suite. It rents for $1000 USD per month.

THE NEIGHBORHOOD

This property sits high on the hill in a quiet development 12 minute’s drive North of San Juan del Sur.  From here it takes 30 – 40 minutes to walk to town. 

The houses in this development are a mix of vacation rentals and long term rentals. There are a few homes with the owner’s living in them either full time or part time.

PROPERTY DETAILS

This rental consists of two separate buildings that sit adjacent one another.

On the right side there is a kitchen, two bedrooms, one bathroom and the living room. On the left side there are two bedrooms (each with en-suite bath) and an efficiency studio.

This home is pet friendly and comes equipped with the following: 

  • Internet
  • 4 burner gas stove with oven
  • Good sized refrigerator
  • Microwave
  • Dining table for 6
  • Covered outdoor dining area 
  • North American style living room furniture
  • 2 queen sized beds
  • 2 twin beds (can convert to a king)
  • 1 set of twin bunk beds
  • Air conditioning (bedrooms only)
  • Ceiling fans
  • 1 floor fan
  • Hot water showers (via electric shower head)
  • Private pool
  • Hammocks
  • BBQ & pizza oven
  • Washing machine & clothesline
  • Screens on doors & windows
  • Back up water tank
  • Small rancho
  • Covered garage

This home DOES NOT have cable or satellite television.

PROS & CONS

Due to this home’s location high up the hill living here without a vehicle is not ideal. That being said there are definitely pluses to living in the hills.

One being the spectacular view. And two being the breezes – which for some may reduce – or even cut out – the need for air conditioning.

This property has as ample outdoor space to relax or work in. There is a small rancho that sits above the house and an outside dining area at the back of the house. There are also three hammocks on the property, with space to hang at least three more.

The pool is at the front of the property and overlooks the ocean. It’s not large – but plenty big enough to cool off in.

North American style furniture is not all that common in rentals here. The fact that this home has a couch, love seat and an over-sized armchair is a definitely a plus.

One thing that I personally don’t care for with this home is the closed floor plan.

Although the galley kitchen is well equipped, it’s completely separate from the dining area, which is outside.

The bedrooms on the left side of the house have outside access only. A set up that isn’t necessarily ideal for families with small children.

TOTAL COST TO LIVE IN THIS LONG TERM RENTAL PROPERTY?

The monthly rental rate for this home is $1000 USD. Electricity, internet and water are the tenant’s responsibility.

Electricity (without air conditioning use) averages between $85 and $95 USD per month.

The internet package – at a speed of 2 mbps – costs $60 USD per month.

Water comes to the home via the development. The monthly bill is $30 USD.

Propane for the gas stove is also the tenant’s responsibility. A tank costs $10 USD. Depending on how much you cook a tank will last between 2 and 3 months. 

The owner pays for gardening service and pool cleaning three times per week.

Give or take, the cost to live here (without air conditioning use) rounds up to $1183 USD per month. 

NOTE: The current rental rate of $1000 USD for this home is for an occupancy of four (two adults and two children). The owner charges an extra $50 USD per month for each additional occupant.

SUITABILITY

With lots of space – both inside and out – this home is great for families. It would also work very well for a group of 3 or 4 friends. This home has the perfect set up for someone who’s interested in doing nightly or weekly room rentals on Airbnb. 

BOTTOM LINE

This rental offers peace and tranquility – all a short drive from town. It’s not easy to find a long term rental property of this size – with a pool and spectacular ocean view – at this price in San Juan del Sur. For those that have personal transportation and a $1000 per month budget this house is a great option!

The first rental we have to share with you is a furnished two bedroom, one bathroom apartment that rents for $350 USD per month.

THE NEIGHBORHOOD

This modest apartment is located in the neighborhood of Barrio Frente Sur. It is situated 5 blocks from the central market and 5 blocks from the beach. From here it takes approximately 15 to 20 minutes to walk to the Pali (local grocery store).

It is predominantly Nicaraguans – interspersed with a few foreigners – that live in this neighborhood.

Barrio Frente Sur is a typical San Juan del Sur barrio. Dogs roam freely in the narrow streets. Roosters crow at all hours of the day and night. And the explosion of bombas from central park can also heard at any given time of the day or night.

This home DOES NOT have hot water, air conditioning or a washing machine but it is equipped with the following:

  • Large covered deck
  • Security bars on doors & windows
  • Laundry sink & clothesline

PROS & CONS

The property’s central location eliminates the need for personal transportation. Bars on the doors and windows provide added security.

One of the best features of this rental is the large covered deck.

When it comes to furniture this rental is better outfitted than most at this price point.

Another plus with this apartment is the fact that it has a back up water tank. City water in San Juan del Sur is often out during the day. Living without a back up water tank grows old very fast. 

This apartment has a few features left to be desired. Small windows in the bedrooms means limited airflow. Storage space is also very limited.

The kitchen is quite small, with very little counter space for food prep. And as you can see there is very little storage for dishes and nowhere to store food.

TOTAL COST TO LIVE IN THIS LONG TERM RENTAL PROPERTY?

The monthly rental rate for this property is $350 USD. This rate is based on a 6 month or longer term. Utilities (electricity, water, internet, cable TV) are not included. 

The owner of this apartment told me the monthly electricity bill averages less than $20 USD. This is partly due to the fact that the property doesn’t have hot water, air conditioning or a washing machine.

The monthly water bill averages around $4 USD.

Internet is shared with the lower level unit. The owner charges $15 USD per month for the internet and cable TV package.

Propane for the gas stove is the tenant’s responsibility. A tank costs $10 USD. Depending on how much cooking is done a tank will last between 2 and 3 months.

Give or take total monthly cost to live here rounds out at $392 USD. 

SUITABILITY

This apartment is best suited for a couple or two friends. It could also work well for a family of 3. It is great rental for those who don’t need all the comforts of home and want to keep their monthly rental costs low.

BOTTOM LINE

If you can live with minimal airflow in the bedroom and don’t mind putting out a few bucks to purchase some items like dressers, storage bins and seating for the deck this home ranks up there at the top of those in this budget category.
