May 2018 Property Pick of the Month: 600 square foot luxury studio in Plaza La Talanguera by Roger Valerio
It would be a challenge to find good comparable properties with a list price of just $104 000 USD. When this project was first announced it was so popular the entire property sold out before they could even break ground. Good friends of ours bought a studio condo on the second floor of building B. Since then some things in their lives have changed and they are inclined to sell. The project is well underway and building B is scheduled to be complete this summer 2018.
The Project
Plaza La Talanguera project consists of 22 condos ranging from studio to 3 bedrooms. There are three buildings and a pool/lounge area on each end of the property.
On the first floor of building A and B there are retail spaces set aside for businesses such as grocery, banking, coffee shop, bakery, liquor, etc. These condos will make excellent vacation rentals, long term rentals or a place to call home. Every convenience is at your finger tips and the beach is nearly at your doorstep.
The Location
The property is right next door to the home we have been renting for nearly three years so we know the area well. From here it is a 150 meter walk to the Bay of San Juan del Sur. You can walk along the beach to the many restaurants lining the bay. We often walk down the beach with our dog Maggie to watch the sunset and enjoy a happy hour beverage. We love how quiet our neighborhood is yet only a short walk to town.
The Developer
The Valerio group is my favorite developer in San Juan del Sur. Their El Cielo project high on the hills overlooking San Juan del Sur is amazingly affordable with just a few 4 bedroom condo units left at pre-construction pricing. The Valerio group is well known for high end finishes, solid construction and meeting timelines.
